Most people don’t realize they have attic mold until they put their house up for sale. A potential buyer hires a home inspector, the home inspector goes in your attic, and he flags a ‘mold-like substance’ or a ‘dark stained area’ in the attic.

What happens next? The buyer freaks out! Is it mold? Is it THE black mold they see on TV? The buyer may get so rattled by the report that they consider walking away from the deal. Or they see an opportunity to lower their offer on your house by thousands of dollars. If you hire a fly by night so-called “mold remediator”, prepare for a possible lawsuit. Our warranty protects the buyer, the seller and the agent.

Frequently Asked Questions About Attic Mold

Why do I have attic mold?

The main causes of attic mold are: -Inadequate ventilation or insulation blocking vents-Roof leaks or leaks around the chimney or vents-A bathroom vent fan improperly terminated within the attic space instead of venting outside-Condensation on the roof sheathing from warm air inside your home entering the attic space-You must correct the condition contributing to the growth in mold in your attic.

Do you use ‘encapsulation’ as part of attic mold removal?

No, we do not use encapsulation as part of our mold removal process. IICRC S520 states: “Using encapsulants and sealants is discouraged. Remediators need to consider that the application of certain encapsulant or sealant products may change the permeability of materials, cause condensation problems in the building assembly (trap moisture) and result in future deterioration and potential liability issues. Use of encapsulants may impede, mask or invalidate an inspection for dust and debris. Encapsulants and sealants that have been applied without a complete clean up of mold growth may result in the necessity of sanding off or removing the encapsulant or sealant in order to properly remediate the mold growth. These compounds may contain nitrogen that helps support future mold growth. Encapsulants may also alter the surface flammability characteristics of certain materials.” Furthermore, unethical contractors may propose an impressive list of steps they claim they will perform during your remediation project (sand or wire brush the area, HEPA vacuum, spray biocides, use a stain removal product, and then encapsulate with a white colored substance). In reality, they paint over the mold with Kilz or white paint and hand you the bill. NEVER GET TALKED INTO REPLACING YOUR ROOF DUE TO MOLD BEFORE GETTING A SECOND OPINION

What other methods are available to remove attic mold?

Mold growing on wood grows roots (called hyphae) into the wood and these structures can extend 3/16 to 1/2 inch into the substrate. If you only address the mold visible on the surface, the roots will remain. Some contractors attempt to remove the mold by sanding or wire brushing the wood, or by dry ice blasting. These techniques are incredibly time consuming and can be expensive. Our exclusive GM6000 product is formulated to eliminate the hyphae, or root system, of the mold. Our system reduces labor, saving you money.

Do you fog biocides as part of your process?

We do not fog biocides in your home. Our GM2000 product works as a non-mechanical air scrubber. It is biodegradable, non-toxic and non-corrosive. Biocides can leave a chemical residue in your home and even if a contractor claims they will ‘kill’ the mold, the mold must be eliminated from your home. Mold is allergenic and toxigenic whether dead or alive. IICRC states: “Using antimicrobials during mold remediation is discouraged. Antimicrobials are products applied into or onto a material to “suppress or retard” future mold growth. Treatments may interfere with post-remediation verification and are generally ineffective on porous and semi-porous materials.”
