Encapsulation is a last-ditch method used by some to contain mold, instead of removing it completely. At Healthy Home Mold Services Inc., we don’t use encapsulation and instead aim for the full removal of the mold and mold staining.

In fact, the Institute of Inspection Cleaning and Restoration Certification (the IICRC) actively discourages the use of sealants to treat mold and believe them to even invalidate future mold inspections and potentially result in structural deterioration.

Are Encapsulants Harmful?

Furthermore, the IICRC states that encapsulants may even promote mold growth by combining nitrogen (an ingredient for certain encapsulants) and trapped moisture with the mold. That means that any necessary future mold remediation will likely involve sanding down the encapsulant, thereby spreading new mold spores that could have been removed in the first place.

Is biocide fogging part of the process?

No biocides will be used inside your home. The reason for this is because not only can they leave a chemical residue, but they may even fail to eliminate the mold completely.

Again, the IICRC discourages the blanket use of biocides in the home and cites them as “generally ineffective on porous and semi-porous materials.”
